Hello! I’m Patricia (Pat) Santoro and thank you for visiting my website – I’m glad you did! This gives me the perfect opportunity to tell you a little (I promise, will be brief) about myself and some real estate tips that might be helpful for you.
Let’s get the commercial over with first: I’ve been a licensed NJ realtor for over 30 years and I enjoy what I do! Besides being a licensed realtor I also have a broker’s license, and designations as a Certified Realtor Specialist and a Graduate of the Realtor Institute. But my favorite designation is that I’m a Lifetime Member of the Distinguished Sales Club! And the other thing I am thankful for and appreciate is that I get so much of my business from past clients! I love it – it’s a great way to do business.
Our office is in Washington Twp, Gloucester County, located on Egg Harbor Rd in the ACME center. We also have offices in Cherry Hill, Marlton, and Mullica Hill. But I consider our office in Washington Twp the best of the litter!
I also worked for the Federal Government before going into real estate – started with a 3 month temporary position, was offered a promotion and ended up being there 10 years!
As you probably know the real estate industry has had more than its share of ups & downs lately. But interest rates are still very good and the pricing seems to be getting better. So, good news for both buyers & sellers!
In keeping with the upward movements in the market, I’d like to offer some suggestions for you.
AS A BUYER:
Do your homework before you start – decide what you really want in a home – what would work best for you. What neighborhoods you prefer. And what can you comfortably afford each month for housing.
Be realistic – no home is perfect! Make up a list of pros & cons for each home you visit, sometimes it’s that simple -what home answers most of your needs. And do you hope to stay in a home for a long while or just looking for a starter home? Are you currently renting – do you have a lease? Need to be in before the kids start school?
Very important – get your finances in order and I preach that all buyers get themselves prequalified so that you know what your comfort range for pricing is before you ever look at a home! You don’t want to fall in love with a home you can’t afford! I very rarely go looking with anyone who doesn’t do a prequalification – you will need it anyway when you find what you want & want to make an offer! You want the seller to know you are a qualified buyer!
Make sure you have a home inspection – it’s a good “show & tell” for a buyer, whether a new buyer or an experienced one! Tells you many things about the home. Ask if sellers got permits for any additions, new heater, I/G pool, etc.
AS A SELLER:
Price your home right from the start! Be flexible, be ready to negotiate!
Don’t put too much stock on website home values – nothing like an on-site first hand professional opinion!
Put your home’s best foot forward – spruce up, DECLUTTER, paint, get rid of wallpaper, empty closets, garage & basement (don’t want buyer to think you don’t have any storage space). Is there fencing – is it falling down? Walk across the street & look at your home – would you fall in love with it?
Offer extras – such as a 1 year home warranty, especially if home is older and mechanicals, roof & appliances have not been updated. Offer closing cost help if sold by a certain date (that would help both you and buyer).
And, whether a buyer or seller, get yourself a good Realtor! It helps to have help! I welcome the opportunity to help you with your real estate needs!
